The Gateway project area is bordered on the West by Highway 70, Feather River on the North, Montgomery Street on the South, and Feather River Boulevard on the East. The project area is easily one of the most highly visible sites within the City yet has been a uniquely challenged redevelopment project area due to the 1.37 acre privately owned property along Montgomery and Feather River Boulevard. The set of three RDA owned parcels total 12.2 acres in area and hold the key to rejuvenation of a wide distribution of other projects including but not limited to: Feather River Boulevard, the Whitewater Park; Oroville Ford dealership; the revitalization of downtown and the Oroville Inn. Strategically, the project area is able to either become a conceptualized destination recreation tourism magnet representing the riverside entrance to Oroville’s downtown or could develop as a big box retail magnet to satisfy local as well as regional and recreational travelers’ needs. The city is in discussion with several development teams and considering all concepts.

Project Specifics are:

Includes previously expended Oroville Redevelopment Agency capital which is being deployed as an incentive to attract and leverage private sector capital for the rejuvenation of the vitally important highway frontage. The property is valued at $800,000. The City of Oroville tentatively earmarked $1,000,000 in redevelopment funds towards on-site and off-site improvements that support of private sector investments in attracting retail and recreational concepts to the site. Future retail development at the site will have the opportunity to utilize workforce development and training assistance provided by the Alliance for Workforce Development in support of corporate employment activities.
