26-57B Suburban Residential One Acre--SR-1.

The provisions of Section 26-42 through 26-55 of this chapter are made applicable to all SR-1 districts subject to the specific provisions of this section.
A. Intent. To provide an environment conducive to rural living by limiting development to low density concentrations of single family dwellings on large estate parcels of land.
B. Use Regulations. In the SR-1 district no building or land shall be used and no buildings shall be erected or structurally altered except for one or more of the following uses.
C. Uses Permitted in the SR-1 District.
1. Single family dwellings including private garages and other accessory buildings normally incidental and subordinate to single family residences.
2. Public schools, parks, and/or playgrounds compatible with the general plan.
3. Residential facilities, and small family day care homes, and large family day care homes, as defined in the California Community Care Facilities Act, the California Child Day Care Act, and this chapter.
4. Home occupations in accordance with Section 26-46.
5. A single-family manufactured home (including a mobilehome) that was manufactured no more than ten years prior to the date of the application for the issuance of a permit to install the manufactured home (in accordance with Government Code §65852.3(a)), provided it is placed on a permanent foundation and siding is extended to the foundation in a manner that is consistent with conventional homes.
D. Conditional Uses Requiring a Use Permit in the SR-1 District.
1. Churches, public buildings, public utility buildings and substations, and mortuaries.
E. Development Standards in the SR-1 District.
1. Lot Area. In the SR-1 district, each lot shall have a minimum area of forty-three thousand five hundred sixty square feet.
2. Lot Width. In the SR-1 district, each lot shall have a minimum width of one hundred twenty-five feet.
3. Lot Depth. In the SR-1 district, each lot shall have a minimum depth of one hundred twenty-five feet with a maximum depth/width ratio of 3/1.
4. Height Regulations. In the SR-1 district:
a. In the SR-1 district, the maximum height of any main building or structure shall be three stories or forty feet, whichever is greater.
b. In the SR-1 district, accessory buildings shall not exceed fifteen feet in height.
5. Yards. In the SR-1 district:
a. Front Yard. In the SR-1 district, minimum required setback is twenty-five feet except as may be shown otherwise on officially adopted Master Street and Highway Plan or other city codes.
b. Side Yard. In the SR-1 district, minimum of ten feet deep.
c. Rear Yard. In the SR-1 district, minimum of twenty-five feet deep.

G. Fences/Hedges. For the SR-1 district, see Section 26-48.
H. Signs. For the SR-1 district, see Section 26-200.
I. Livestock/Agriculture. For the SR-1 district, see Section 26-54.
J. Accessory Buildings. For the SR-1 district, see Section 26-45.
K. Site Plan And Development Review. All new construction in an SR-1 district, except for single family and two-family dwelling units, shall be subject to review and approval by the development review board. (Ord. No. 1420 § 3; Ord.
